Dubai had 86 home sales priced at $10 million or above in July to September 2026, Knight Frank said in a report published on 21 October. The count is below the 103 deals of the same quarter in 2025 and 34 per cent under the 131 deals of the second quarter. Prices in the city's 10 prime neighbourhoods slipped 5 per cent from the previous quarter, the first fall since 2020.

The deals added up to Dh5.77 billion ($1.57 billion). A total of 73 sat in the $10 million to $25 million range, worth Dh3.93 billion. The other 13 went for more than $25 million and brought in Dh1.84 billion. That group was about 15 per cent of deals by number and nearly 32 per cent by value. Villas made up 55 of the 86 sales.

Over nine months, 412 such homes changed hands, against 357 a year earlier, for roughly $6.67 billion. Prime volumes overall are 29.4 per cent below last year's level.

Palm Jumeirah was the busiest area with 27 sales worth Dh2.01 billion, about 31 per cent of the quarter's deals and 35 per cent of the value. The top single sale, at Dh260 million, took place there. Jumeirah Second followed with 10 sales, then Emirates Hills with seven. Dubai Hills Estate and Jumeirah Golf Estates had six each.

By month, July had 36 sales, August 32 and September 18. Spending on homes above $25 million climbed each month, from Dh376.1 million in July to Dh849.5 million in September.

Faisal Durrani of Knight Frank said the "stop-start" nature of the regional hostilities dampens confidence. Louis Harding said Palm Jumeirah prices have eased 9.1 per cent in 12 months to Dh4,083 per square foot. He said buyers there mostly want permanent or holiday homes, not quick resales.

For buyers at the top end, Palm Jumeirah now costs less per square foot than a year ago, and demand there comes mainly from people who plan to use the home.

The National reported the findings. Khaleej Times supplied the monthly and area figures.
